The First-Time Homebuyer's Checklist
If it’s your first time buying a home, the process can be overwhelming. Obviously you want to find your dream home but how do you master the process of touring homes to find one you love?
For buyers new to the housing market in Des Moines keep these six things in mind before traveling from open house to open house.
Create a Clear List of Must-Have’s
Sure it would be great to have a spiral staircase, butler’s pantry, or subway-tiled bathroom but what are the features that will make your new home exactly what you want and need? Before you set foot in an open house, be sure you have a clear list of “must-have” features for the space. That said, be open to the fact that if no home checks all of the boxes on your list some modifications or renovations can be completed down the line.
Leave No Stone Unturned
Or in this case, no closet or cabinet unopened. You want to be sure everything about your home fits into your life. Are the closets big enough? What about the pantry? What’s in the basement? When you’re touring homes, look at everything you can see and especially everything you can’t see.
Use a Critical Eye
Are there cracks in the wall or ceiling? Does part of the floor seem uneven? Part of shopping for a new home is looking critically past décor and styling choices to the structural condition of the property. It may feel awkward or impolite to be so attentive to detail at first, but catching an issue that could turn into a more costly problem down the road is worth feeling a little uncomfortable.
Don’t Be Afraid to Request a Second Visit
If a certain home has caught your eye, don’t hesitate to request a second (or even third) showing. Especially after you’ve seen other properties you may have a renewed sense of what’s important to you and what to give a second look. Be sure to bring a list of specific questions and concerns with you on any follow-up visits to make the best use of everyone’s time.
Prepare for an Eventual Mortgage
It is important to know what you can and can not afford. That process begins with a short conversation with a bank (or a few banks) in the area about your finances so the bank can determine what you can borrow for a new mortgage. Doing this early in the process makes shopping and finding your perfect home in Des Moines much easier.
