The Importance of an Open House

If you’re shopping for a home and aren’t sure if you should go to an open house, Space Simply wants you to know that the open house still has a place in the home buying process, so don’t count it out just yet. While it is no longer the primary method many shoppers use to find their dream home, on a Sunday afternoon, shoppers and agents still travel house to house to check out what’s available.

Much like you wouldn’t purchase a car without at least kicking the tires, the same is true for house shopping. Technology may have changed the shopping process for the better, it can not yet replace walking into a home and “feeling” the space for yourself.

According to the Zillow Group Consumer Housing Trends Report, average home buyers are going to three open houses. Some know which house they love, see it in person, and make an offer. Others travel throughout the metro to get a feel for different neighborhoods, home styles, and layouts.

If you’re a first-time buyer, we recommend going to a handful of open houses. There are questions you haven’t thought of (laundry location, corner lot, finished basement, etc.) and the only way to figure out those answers is to go shopping!

When you’re going to these open houses, here are our tips for home shoppers:

Use the time as research

Before you’re even pre-approved, go to a few open houses to get a feel for the market. If you’re looking to live in Waukee, find a few open houses on a lazy Sunday afternoon. This will allow you to start to understand prices, housing options, as well as begin to clarify some of the questions you need to answer once your search gets serious.

Check out unexpected neighborhoods and houses

Much like when you shop for a car -- you might try a car that is out of your price range or not really your style -- do the same while going through open houses. Check out a ranch style or a house in Beaverdale. Go outside your comfort zone to ensure you keep your mind open throughout the entire process. This helps clarify what you really want in your next home.

Ask questions

Don’t be shy with the agent hosting the open house. Ask them questions about the home, about their other homes, about the sellers, about the neighbors, and ask if there are other offers already on the house … All that information will help inform your own process once you do begin to shop in earnest.
